WHAT'S IN A HOME INSPECTION?
A Red Cedar Professional Inspections home inspection is a thorough, top-to-bottom inspection of the property, from the roof, through the attic, into the electrical/plumbing/HVAC, the exterior, all the way to the basement or crawlspace and every subsystem that makes up a home.  We will give you the information and knowledge you need of the condition of the property and the various systems that make it up.  Every major system is evaluated.

Inspecting a home shouldn't be rushed.  Our inspections are carefully executed and the results are compiled in a written report with photographs, analysis, and recommendations that is emailed to you, often the same day.  All this takes time (up to four hours or more) and expertise (as evidenced by national certification, licensure by state agencies, and the accumulation of years of experience).  You have our promise that we will take our time and do our absolute best to give you a quality inspection report.  After all, that's what you'd expect from family. 

Although you don't need to be present during your home inspection, many find it to be a valuable and worthwhile experience. Being present during the inspection allows you to observe the inspector’s findings and ask questions as they arise. Interacting with us during the inspection can provide you with invaluable information to help you make informed decisions about your investment.

RADON INSPECTION
According to several studies, up to 25% of homes in Tennessee (even those without basements) have radon levels above the EPA's recommended action level of 4 pCi/L.  Radon is a colorless, odorless gas that is found in soil. It is the 2nd leading cause of lung cancer (right behind smoking), and it is the #1 cause of lung cancer in non-smokers. The EPA estimates radon exposure of an average 1.3 pCi/L concentration (less than half the EPA's recommended action level) is responsible for approximately 21,000 deaths annually in the United States.  The American Association of Radon Scientists and Technologists (AARST) recommends every home be tested for radon. THERMAL IMAGING
Thermal imaging (also known as thermography and infrared or IR technology) is a technology that may allow Red Cedar Professional Inspections to show you things about your home that no one can show you using other inspection methods.  Thermal imaging produces images of invisible heat energy emitted from objects and systems in the home. Thermal imaging may help diagnose problems and can sometimes, but not always, identify and document: electrical faults before they cause a fire; overloaded and undersized circuits; circuit breakers in need of immediate replacement; missing, damaged and/or wet insulation; heat loss and air infiltration in walls, ceilings, floors, windows and doors; water and moisture intrusion that could lead to mold; possible pest infestation; hidden roof leaks (before they cause serious damage); air-conditioner compressor leaks; under-fastening and/or missing framing members; structural defects; broken seals in double-pane windows; energy loss and loss of system efficiency; dangerous flue leaks; damaged and/or malfunctioning radiant heating systems; unknown plumbing leaks; and overheated equipment. The color images produced will be included in the inspection report. 

WOOD DESTROYING INSECT INSPECTION
Wood destroying insects like termites, carpenter ants, carpenter bees, and reinfesting wood boring beetles can cause a lot of structural damage in a short amount of time.  This damage often occurs without the homeowner's knowledge, because WDIs frequently hide themselves in areas of the home where you don't go.  Our representative will perform a visual inspection in the readily accessible areas of the home, including attics and crawlspaces which permit entry during the inspection. The inspection includes probing and/or sounding of unobstructed and accessible areas to determine the presence or absence of visual evidence of wood destroying insects. This inspection does not include mold, mildew or non-insect wood destroying organisms.  This is often a required item when financing the purchase of a home, so why not let us take care of that while we're there doing the home inspection?
